Free Schema Markup Scanner
1. Acceptance of Terms
By using the Free Schema Scanner (“Scanner”) available at uptickstrategicadvisors.com, you agree to be bound by these Terms of Use ("Terms"). If you do not agree to these Terms, do not use the Scanner. Your use of the Scanner constitutes your acceptance of these Terms.
These Terms apply solely to the Free Schema Scanner tool. They do not govern paid services offered by Uptick Strategic Advisors, which are subject to separate agreements.
2. Description of the Tool
The Scanner is a free diagnostic tool that analyzes publicly accessible web pages for the presence of schema markup (structured data). It returns an indicative detectability rating based on schema types recognized at the time of the scan, and may flag schema type names that fall outside its recognition set. Results are provided for informational purposes only. The Scanner is optimized for websites in the real estate and senior living sectors; results for other industries may not fully reflect a site's schema implementation.
3. No Data Collection
The Scanner does not collect, store, or retain any personally identifiable information, URL submissions, or scan results. No account is required to use the Scanner. No data entered into or generated by the Scanner is retained by Uptick Strategic Advisors following the completion of a scan.
Standard network infrastructure provided by Netlify, Inc. may process connection data (such as IP addresses) as part of routine operations. Uptick Strategic Advisors does not log, access, or retain this data. Netlify's own privacy policy governs any such processing.
4. Disclaimer of Warranties
THE SCANNER IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTY OF ANY KIND, EXPRESS OR IMPLIED. UPTICK STRATEGIC ADVISORS MAKES NO WARRANTY THAT:
- The Scanner will be uninterrupted, timely, secure, or error-free;
- Results will be accurate, complete, or current;
- The detectability rating assigned to any page reflects its actual visibility or performance on any AI platform, search engine, or other digital channel;
- Any particular schema type, if implemented, will affect a website's visibility on any AI platform, search engine, or other digital channel;
- Results for websites outside the for-sale residential, multifamily, senior living, and agent/broker sectors may not fully reflect a site's schema implementation or needs, as the Scanner is optimized for these verticals specifically.
TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, UPTICK STRATEGIC ADVISORS DISCLAIMS ALL WARRANTIES, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.
5. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, UPTICK STRATEGIC ADVISORS, ITS OFFICERS, EMPLOYEES, AGENTS, AND AFFILIATES SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING OUT OF OR RELATED TO YOUR USE OF OR INABILITY TO USE THE SCANNER, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
IN NO EVENT SHALL UPTICK STRATEGIC ADVISORS' TOTAL LIABILITY TO YOU EXCEED ZERO DOLLARS ($0.00), THE AMOUNT PAID BY YOU FOR ACCESS TO THE SCANNER.
6. Accuracy of Results
The Scanner provides an indicative detectability rating for schema markup present on a given web page at the time of the scan. Results reflect publicly available structured data and are subject to limitations including, but not limited to:
- Schema delivered via JavaScript or tag managers, which may not be captured by the Scanner's HTML-based fetch method;
- Site access restrictions or bot-detection measures that prevent page retrieval;
- The Scanner's recognition set, which covers schema types relevant to real estate and senior living verticals and may not reflect all valid schema.org types or industry-specific implementations;
- The evolving nature of schema standards and AI platform interpretation.
Where the Scanner flags schema type names as unrecognized, this indicates that those types fall outside the Scanner's recognition set — not necessarily that they are invalid. Flagged types should be reviewed by a qualified implementer before any action is taken.
Results are intended to help you understand your current schema markup status — not to serve as a substitute for a professional audit. Schema markup is one of several factors that may influence how AI platforms and search engines interpret and surface web content. Results from this tool do not constitute a guarantee or prediction of any specific outcome.
The Scanner is optimized for websites in the real estate and senior living sectors. Results for sites outside these verticals may not fully reflect a site's schema needs or implementation quality.
7. No Professional Relationship
Use of the Scanner does not create a professional, advisory, or contractual relationship between you and Uptick Strategic Advisors. The Scanner is provided as a free professional resource.
8. Third-Party Web Pages
The Scanner accesses publicly available content on third-party web pages you submit. Uptick Strategic Advisors is not responsible for the content, accuracy, or availability of any third-party web page. You represent that you have the right to submit any URL you enter into the Scanner. You agree not to use automated or programmatic means to submit URLs in bulk or to systematically query the Scanner at volume.
9. Intellectual Property
The Scanner, including its design, interface, underlying methodology, and copy, is the proprietary property of Uptick Strategic Advisors. You may not reproduce, distribute, or create derivative works from the Scanner or its underlying methodology without express written permission.
10. Governing Law and Jurisdiction
These Terms are governed by the laws of the State of California, without regard to its conflict of law provisions. Any disputes arising under these Terms shall be subject to the exclusive jurisdiction of the state and federal courts located in California.
11. Changes to These Terms
Uptick Strategic Advisors reserves the right to modify these Terms at any time. Changes will be effective upon posting to the website. Material changes will be announced via a notice on the Scanner or the Uptick website at least 14 days prior to taking effect. Continued use of the Scanner following any change constitutes acceptance of the revised Terms.

13. California Privacy Rights
The Scanner does not collect personal information from users.
